Commentary for Ketubot 198:6

פשיטא אמר לאחד ולא לשנים האמר ליה לאחד ולא לשנים א"ל לאחד סתמא מאי

It is obvious [that if a person] instructed [his agent to “sell a plot of land] to one person but not to two” [and he sold it to two the sale is invalid for] he told him, “To one person but not to two.” But what if he said, “To one?”
